Terms & Conditions
Container Storage and Storage Space
Effective from 17/09/2026
These terms apply when you rent a storage container or an outdoor storage space from EXO Storage Limited. Please read them carefully, especially section 6 (what happens if you don’t pay), section 8 (our responsibility for your belongings) and section 9 (insurance).
1. Key words used in these terms
“We”, “us” and “our” means EXO Storage Limited.
“You” and “your” means the person, people, company or firm named on your Storage Agreement, including anyone legally acting for you, such as your executors. If more than one person signs, each of you is responsible for the whole agreement.
“Storage Agreement” means the form you sign when you rent from us, showing your space, price, start date and other details. These terms form part of it.
This agreement gives you permission (a licence) to use your space for storage. It is not a lease or tenancy and does not give you any rights over the land.
“Container” means an enclosed storage container.
“Storage Space” means an outdoor space on the site for storing your belongings.
“Your space” means the Container or Storage Space shown on your Storage Agreement, or any replacement we give you.
“Your belongings” means anything you keep in your space or on the site, including any vehicle, caravan, trailer or boat and anything inside it.
“The site” means our storage yard, including its gates, roads and fencing.
“Storage fee” means the fee shown on your Storage Agreement, which we may change under clause 5.5.
2. Using your space
2.1 You can access your space to store your belongings 24 hours a day, 7 days a week. We may occasionally need to restrict access, for example for maintenance, safety reasons or an emergency.
2.2 Only you, and people you have authorised in writing or who are with you, can access your space. You are responsible for anything they do.
2.3 Keep your access codes, keys and fobs to yourself, and don’t let anyone follow you through the gate. Tell us straight away if a key or fob is lost or stolen. We may charge for a replacement.
2.4 We can refuse access to anyone if we think the safety of people or the security of the site or anyone’s belongings is at risk.
2.5 You must not:
- (a)live, sleep or stay overnight on the site, including in a caravan or motorhome;
- (b)run a business from your space, such as selling, using it as a workshop or office, or having customers visit, unless we have agreed in writing (storing business stock or equipment is fine);
- (c)smoke or vape in a Container or in or near any vehicle;
- (d)connect electricity, water, gas or any other service to your space, or use a generator, unless we have agreed in writing;
- (e)alter, drill, paint or fix anything to a Container, unless we have agreed in writing;
- (f)sub-let, share, lend or sell your space, or let anyone else store things in it;
- (g)remove or cover up our signs, numbers or marks;
- (h)leave belongings outside your space or block roads, gates or other customers’ spaces; or
- (i)cause a nuisance to us, our staff, other customers or neighbours.
If we agree in writing to let you do anything in (b), (d) or (e), we may set conditions, limit how long the permission lasts, and withdraw it by giving you reasonable notice. Unless we agree otherwise, you must remove anything you have added and put your space back as it was before your agreement ends.
2.6 Keep your Container locked whenever you are not there, using either a lock we provide or your own.
2.7 Loading and unloading is your responsibility and is done at your own risk.
2.8 Take your rubbish away and keep the area around your space tidy. If you don’t, we will charge you for cleaning up.
2.9 You must follow our site rules and any reasonable instructions from our staff.
2.10 We may ask you to move your belongings to a different space. If you don’t do this when asked, we can move them for you.
3. What you must not store
3.1 You must not store or bring onto the site:
- (a)food or anything perishable;
- (b)animals or any other living things;
- (c)guns, ammunition, explosives or fireworks;
- (d)petrol, diesel, gas bottles, paint thinners or anything else flammable, unless allowed for vehicles in section 4 or agreed with us in writing;
- (e)chemicals, toxic or hazardous substances, asbestos or waste;
- (f)anything illegal or stolen;
- (g)anything that smells, leaks or attracts pests; or
- (h)anything else we tell you is not allowed because it puts people or property at risk.
3.2 You must own your belongings or have the owner’s permission to store them with us. Tell us if anything you store, such as a vehicle, is on finance.
3.3 Please don’t store cash, jewellery or anything irreplaceable. If you do, it is entirely at your own risk.
3.4 If we believe something banned or illegal is being stored, we can open your space without notice and remove it, and charge you our costs.
4. Extra rules for vehicles, caravans, trailers and boats
4.1 Before you start, give us the registration number (or chassis or CRiS number), make, model and colour of what you are storing. Tell us before you swap it for a different one.
4.2 Only the vehicle named on your Storage Agreement can be kept on your Storage Space, and it must be parked within the marked area.
4.3 While your vehicle is stored with us:
- (a)gas bottles must be turned off at the valve and either stored securely or taken off site;
- (b)fuel may only be kept in the vehicle’s own fuel tank, with no spare fuel cans;
- (c)leisure batteries must be disconnected, and nothing may be charged on site;
- (d)all food must be removed; and
- (e)it must not leak oil, fuel or other fluids. If it does, you must get it fixed, and we will charge you for cleaning up any spill.
4.4 Unless we have agreed in writing, you must not carry out repairs, servicing or washing on site. You must not run the engine except when arriving or leaving, put up awnings or tents, or leave animals inside.
4.5 Drive slowly and carefully on site. You are responsible for any damage caused while moving your vehicle.
4.6 It is your responsibility to make sure your vehicle is taxed (or declared off the road), insured and roadworthy whenever it is used on the road.
4.7 We may need to move your vehicle within the site. If we ask, you must come and move it within 48 hours. In an emergency, or if you don’t come, we can move it ourselves (for example by towing it), and we will take reasonable care when doing so.
4.8 Storage Spaces are outdoors, so your vehicle will be exposed to the weather and natural conditions such as trees, birds and dust. We work hard to keep the site secure, with perimeter fencing, controlled gate access and CCTV covering the whole site. However, no storage site can remove every risk, so please make sure your vehicle is insured (see section 9). We also strongly recommend adding your own security, such as hitch locks, wheel clamps or alarms.
5. Payment and deposit
5.1 Storage fees are paid in advance, for the payment period shown on your Storage Agreement (for example every 4 weeks, monthly, quarterly, every 6 months or yearly), until your agreement ends.
5.2 The minimum rental period is one week.
5.3 If a regular payment is declined, we may charge you £5.00 each time.
5.4 If you pay late, we may charge interest at 5% a year above the Bank of England base rate, from the date the payment was due until it is paid.
5.5 We may change your storage fee by giving you at least 28 days’ written notice. If you don’t want to pay the new price, you can end your agreement before the new price starts.
5.6 We charge a deposit for keys, fobs and any lock we provide, and we may also ask you to pay an additional deposit. We can use any deposit to cover anything you owe us, including unreturned keys or fobs and the cost of cleaning or repairing your space. We will refund whatever is left, without interest, within 14 days after your agreement ends, once you have emptied your space and returned your keys and fobs. Any lock we provided stays on the Container.
6. If you don’t pay
6.1 If any payment is more than 3 days overdue, we can stop you accessing the site and your space (for example by switching off your fob or adding our own lock) until you have paid everything you owe. Storage fees keep building up during this time.
6.2 We have the right to keep your belongings until you have paid everything you owe. This is called a lien.
6.3 If you still don’t pay, we will write to you by post or email telling you how much you owe and the date by which you must pay. That date will be at least 14 days after the payment was due, and at least 7 days after we write to you. If you don’t pay in full by that date, we can open your space, remove your belongings and sell them. Before selling a vehicle, we will check whether it has any outstanding finance.
6.4 Money from any sale will pay our costs of removing and selling your belongings first, and then what you owe us. Any money left over belongs to you and we will pay it to you. If we can’t find you, we will hold it for you.
6.5 If the sale doesn’t cover everything you owe, you still have to pay the rest.
6.6 We can throw away anything that isn’t worth selling.
6.7 If we sell something in good faith believing it was yours, but it belonged to someone else, you must cover any claim made against us.
7. Looking after your space
7.1 You must keep your space in the condition it was in when you started, use it sensibly and give it back in good condition (normal wear and tear is fine). You are responsible for any damage caused by you, your belongings or anyone you bring onto the site.
7.2 Don’t try to repair your space yourself. Tell us straight away about any damage or repairs needed.
7.3 We will carry out repairs as soon as reasonably possible. We may stop you using your space while it is repaired, or offer you another space if one is available. We are not responsible for the cost of finding storage elsewhere if no other space is available.
7.4 If you would like a different space, we will try to find you one. You must give your old space back clean and empty, and your storage fee will be adjusted to match the new space.
7.5 We or our contractors can enter your space (breaking the lock if needed) to inspect, repair or maintain it, or any other part of the site, as long as we give you 7 days’ notice. We don’t need to give notice if:
- (a)there is an emergency, or we need to prevent injury or damage;
- (b)we believe you are storing something banned or illegal, or breaking these terms;
- (c)the police, fire service, council or a court requires it; or
- (d)we are acting under section 6 (unpaid fees) or section 11 (belongings left behind).
8. Our responsibility for your belongings
8.1 We are only responsible for loss of or damage to your belongings if it is caused by our negligence (or that of our staff or contractors) or by a defect in your space.
8.2 Unless it was caused by our negligence, we are not responsible for loss or damage caused by:
- (a)condensation, damp, mould or rust;
- (b)storms, flooding, extreme weather or falling trees or branches;
- (c)pests or vermin;
- (d)theft or vandalism by other people; or
- (e)you, or anyone you bring onto the site.
8.3 We work hard to keep the site secure, with perimeter fencing, controlled gate access and CCTV covering the whole site. As no storage site can remove every risk, please make sure your belongings are insured (see section 9).
8.4 Please take care on site and make sure anyone you bring with you does too.
8.5 Nothing in these terms limits our responsibility for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit. If you are a consumer, these terms do not affect your legal rights.
9. Insurance and damage
9.1 We do not insure your belongings. It is your responsibility to insure them, including any vehicle, caravan, trailer or boat. If you choose not to, you take the risk.
9.2 If you, your belongings or anyone you bring onto the site damage our containers, fences, gates, barriers or other property, or other customers’ property, you must pay the cost of repair or, if it cannot be repaired, the loss caused.
9.3 You must also cover any claims, costs or losses we face because of your belongings or because you have broken these terms.
10. Ending your agreement
10.1 You can end your agreement at any time by emptying your space and returning your keys and fobs to us, and your agreement ends on the day you do this. We can end your agreement by giving you at least one week’s written notice.
10.2 If your agreement ends under clause 10.1, we will refund the storage fee you have paid for each full week remaining after the end date, once we have checked your space.
10.3 We can end your agreement immediately if:
- (a)any payment is more than 14 days overdue;
- (b)you seriously break these terms, or don’t put right any other breach within 7 days of us asking you to;
- (c)you are made bankrupt or make an arrangement with your creditors, or if you are a company, you go into liquidation or administration; or
- (d)you do anything that puts the site, our staff or other customers at risk.
10.4 If we end your agreement for any of these reasons, you will not get a refund.
11. When your agreement ends
11.1 By the end date you must remove all your belongings, leave your space empty, clean and in good condition, remove your own lock (any lock we provided must stay on the Container) and any rubbish, and return all keys and fobs.
11.2 You must pay our costs of removing anything left behind, cleaning, clearing rubbish and repairing any damage caused by you or your belongings.
11.3 If anything is left behind, storage fees continue until it is removed, and we can keep it until you have paid everything you owe.
11.4 If you haven’t collected your belongings within 7 days after the end date, we will write to you. If you still don’t collect them within 7 days of our letter, we can sell or dispose of them as set out in section 6. You must cover any costs or claims caused by belongings left on the site.
12. Notices and keeping in touch
12.1 We can send you notices by post or email to the addresses on your Storage Agreement. A letter counts as received two working days after posting, and an email counts as received when it is sent.
12.2 You can send notices to us at EXO Storage Limited, C/O Azets Holdings Ltd, Bulman House, Regent Centre, Newcastle upon Tyne, NE3 3LS, or by email to info@exostorage.co.uk.
12.3 Tell us straight away if your address, email or phone number changes. We will use the latest details you have given us.
13. Your personal information and CCTV
13.1 We use your personal information to run your agreement, keep the site safe and recover any money owed, in line with UK data protection law. Our privacy policy at https://exostorage.co.uk/privacy-policy explains more.
13.2 We use CCTV across the site for security. Our privacy policy explains how footage is used and how to request a copy of footage showing you.
13.3 We may ask for photo ID and proof of address, and we may share information with the police or other authorities where the law requires or to help prevent crime.
14. Other important terms
14.1 Availability. Quotes depend on space being available. If the space we quoted is no longer available, we may offer you another.
14.2 Cancelling if you did not sign up in person. If you are an individual (not a business) and your agreement was made without meeting us in person, for example by phone, email or online, you can cancel within 14 days of your first payment without giving a reason. By making your first payment, you are asking us to start your storage straight away, before those 14 days end. If you cancel, you will pay for the days you have used and we will refund the rest, including any deposit, within 14 days of you telling us. To cancel, email info@exostorage.co.uk or write to us at the address in clause 12.2. You can use the cancellation form at the end of these terms, but you do not have to. You must empty your space and return your keys and fobs promptly after cancelling.
14.3 Transferring the agreement. You cannot transfer your agreement to anyone else. We can transfer ours to another business.
14.4 Events outside our control. Neither of us is responsible for delays or failures caused by things outside our reasonable control, such as extreme weather, flooding, fire, war or civil unrest.
14.5 Changes to these terms. We may update these terms from time to time, and the latest version will always be available on our website. If we make a change that significantly affects you, we will tell you at least 28 days before it applies to you. Changes to your storage fee are covered by clause 5.5.
14.6 If part of these terms can’t be enforced, the rest of the terms still apply.
14.7 Law. These terms are governed by the law of England and Wales, and any disputes will be dealt with by the courts of England and Wales.
Cancellation form
If you want to cancel under clause 14.2, you can email info@exostorage.co.uk using the wording below:
“To EXO Storage Limited: I cancel my contract for the supply of storage at EXO Storage. My name, address, container or storage space number and the date of my first payment are below.”
Please include the date you are sending it, and your signature if you send it by post. You do not have to use this wording, as long as you tell us clearly that you want to cancel.
